What a Home Inspection Covers

A residential inspection is a visual evaluation of the home's structure, systems, and components at the time of inspection. We follow nationally recognized inspection standards and Colorado-specific guidelines. You receive a clear, photo-documented digital report within 24 hours of the inspection — written in plain language, not inspector jargon.

Inspections typically take two to four hours depending on property size and condition. You are welcome to attend. Many clients ask questions during the walkthrough; that conversation is part of the service.

Who It Serves

Buyers, Sellers & New Construction

Buyers

A pre-purchase inspection gives you an independent assessment of the property before closing. You learn what needs attention now, what can wait, and what the seller should address. That information belongs to you — use it to negotiate, plan repairs, or walk away with confidence.

Sellers

A pre-listing inspection surfaces issues before your home goes on the market. You can repair them on your terms, price accurately, and avoid surprises that derail escrow. Buyers are more confident when a seller has already inspected. The inspection typically pays for itself.

New Construction

New homes are not exempt from defects. A new construction inspection — ideally before your final walkthrough — catches framing omissions, improper installations, and deferred items while the builder is still contractually responsible. We also perform phase inspections during construction.

The Report

Clear. Documented. Delivered Fast.

Your digital report includes photographs of all findings, narrative descriptions, and a summary of items that need attention. It is delivered via email within 24 hours of the inspection — typically the same evening. Reports are formatted for easy reading on any device and can be shared directly with your real estate agent or attorney.

After delivery, you can call or email with questions. We do not disappear after the inspection.
