Property Condition Assessments

A commercial property inspection — formally a Property Condition Assessment (PCA) — follows the ASTM E2018 standard. It is a documented evaluation of a commercial property's physical condition: the building envelope, structural systems, mechanical and electrical infrastructure, life safety systems, and site improvements.

PCAs are ordered by buyers before acquisition, by lenders during due diligence, and by property managers establishing a capital repair baseline. The report documents current conditions and identifies deficiencies that require immediate attention or planned capital expenditure.

Single-tenant and multi-tenant commercial buildings, strip centers, mixed-use properties, and owner-occupied office buildings. We evaluate building-wide systems and tenant improvement conditions.

Industrial & Warehouse

Distribution centers, light manufacturing facilities, flex-industrial, and self-storage properties. Special attention to loading dock systems, clear height conditions, slab integrity, and fire suppression.

Multi-Family

Apartment communities, condominiums, and mixed-use residential. Unit sampling per ASTM guidelines, common area systems, and site-wide infrastructure — elevator, parking, utility metering.

Buyers use a PCA to understand physical condition before committing capital. Lenders require PCAs for most commercial real estate loans — the report documents property condition for their underwriting file.
